Rincon Hill has several new developments under construction, including the second tower of One Rincon Hill and two new high-rise towers at 45 Lansing, both of which will be rentals with their own leasing offices. 340 Fremont is also under construction, a 345-unit residential building with estimated completion later this year. The building is mapped as condos but possibly could be brought to market initially as rental units (listing brokerage TBD or unknown). And the most exciting new building in the Rincon Hill/South Beach area might be Lumina at Folsom and Beale, which will open sales in just a few months; the 655-unit building will include 2 commercial spaces, a pool, a spa, and a 24-hour business center. Lumina was designed by Bernardo Fort-Brescia of Arquitectonica and is being listed by Polaris Pacific.
917 Central Avenue is a 3 bedroom, 3 bathroom home in NOPA sold by Eugene Pak and Jack Su for $1,700,000. The row house includes a formal dining room with an original fireplace and three rear decks that overlook the backyard and koi pond. The lower level has a living area, full eat-in kitchen, bedroom and bathroom (legality not warranted by seller nor listing agents) and the sale also included an architect’s plans for building out the attic space.
Kristen Stuecher and Rommel Yema sold a 2 bedroom, 1 bathroom house in Ingleside for $575,000, advertising it as “a single-family home in San Francisco for the price of a condo.” The single-family home at 80 Williar Avenue includes a private backyard and garage as well as an unwarranted half bathroom and a den, located near City College, freeways, BART, and Whole Foods.
