Climb Real Estate sold properties at several buildings in the Bay Area in the last week, including a $1.4M condo at One Rincon Hill, a $1.7M house in NOPA, and a house in Ingleside. Here’s the full list of sold properties plus nearby properties that are currently for sale.

Rincon Hill

425-st-st-2606-01

A gorgeous condo on the 26th floor of One Rincon Hill sold for $1,400,000, listed by Climb Real Estate’s Matt Finley. The 2 bedroom, 2 bathroom corner unit has 2 walls of windows with views of downtown and Twin Peaks. The master bedroom features a wall of floor-to-ceiling mirrors, and a balcony off the second bedroom has glass-and-steel railings so as not to obstruct the views. 425 1st Street #2606 includes valet parking and access to the building’s myriad amenities:

  • 24-hour doorman and concierge
  • Full service valet parking
  • Club-quality professionally equipped fitness center with steam rooms and showers
  • Spacious hospitality room with high-definition DVD theater
  • Catering kitchen for hosting gatherings
  • Outdoor pool with beautifully landscaped garden deck
  • Gourmet barbecue area
  • Reflecting pool with infinity edge
  • Blocks from the Bay Bridge, Highways 101, 280, BART, and Caltrain
  • Many of San Francisco’s top restaurants, AT&T Park, and the Ferry Building are only a few blocks away

Matt Finley also has two townhomes for sale at One Rincon Hill (one co-listed with Hector Orozco), and Marcella Bartolini and Michelle Balog are listing a condo at The Metropolitan nearby.

Condos for sale in Rincon Hill:

Rincon Hill has several new developments under construction, including the second tower of One Rincon Hill and two new high-rise towers at 45 Lansing, both of which will be rentals with their own leasing offices. 340 Fremont is also under construction, a 345-unit residential building with estimated completion later this year. The building is mapped as condos but possibly could be brought to market initially as rental units (listing brokerage TBD or unknown). And the most exciting new building in the Rincon Hill/South Beach area might be Lumina at Folsom and Beale, which will open sales in just a few months; the 655-unit building will include 2 commercial spaces, a pool, a spa, and a 24-hour business center. Lumina was designed by Bernardo Fort-Brescia of Arquitectonica and is being listed by Polaris Pacific.

North Panhandle

917-central-ave-01

917 Central Avenue is a 3 bedroom, 3 bathroom home in NOPA sold by Eugene Pak and Jack Su for $1,700,000. The row house includes a formal dining room with an original fireplace and three rear decks that overlook the backyard and koi pond. The lower level has a living area, full eat-in kitchen, bedroom and bathroom (legality not warranted by seller nor listing agents) and the sale also included an architect’s plans for building out the attic space.

Ingleside

80-williar-ave-01

Kristen Stuecher and Rommel Yema sold a 2 bedroom, 1 bathroom house in Ingleside for $575,000, advertising it as “a single-family home in San Francisco for the price of a condo.” The single-family home at 80 Williar Avenue includes a private backyard and garage as well as an unwarranted half bathroom and a den, located near City College, freeways, BART, and Whole Foods.
